Diary of an estate agent: Fulham

The week is off to a great start with five offers on a variety of properties - even with the boss on annual leave...

MONDAY
Walking to the office down sunny New Kings Road, I’m mentally scanning the week ahead. It’s going to be busy as the boss is on annual leave.

We have a sixth-former seconded to the office on a week’s work experience so I decide to give him a short induction chat to make him feel part of the team before I go straight into the morning meeting.

We have five live offers on a variety of properties — from a one-bedroom flat at £535,000 to a five-bedroom house for £3 million — one of which is immediately agreed. We’re off to a great start.

After the meeting I have two pitches back to back. The first is a large two-bedroom garden flat in Fairholme Road, then I go on to see a house in Church Gate, an end-of-terrace, three-bedroom hidden gem with off-street parking. I’d love to have both of these on our books.

TUESDAY
There are 20 viewings booked in the diary. I have a pitch at a beautiful end-of-terrace house in Irene Road in Parsons Green, a prime location.

There’s a lovely surprise this afternoon as a bottle of champagne arrives from a grateful client whose sale completed recently, of a large semi-detached house in Lilyville Road with potential to extend.

We achieved a good price as we had two competing bidders for it.

WEDNESDAY
In a popular area known as The Villes, we’re marketing four houses and I’ve a viewing tour there with a search agent today.

The Villes are quiet streets that run parallel to one another, close to Parsons Green.

The agent is looking on behalf of a client who is also a personal family friend from Australia. The viewings are really positive and he is keen to come back with his client for a second look. Then it’s on to a viewing with a lady who recently accepted an offer on her house, so she is very keen to find a suitable onward purchase.

I give this some thought as I go for a three-mile run in Richmond Park. Having lived in Fulham for two years, I have been spoilt by all SW6 has to offer.

THURSDAY
I’m busy preparing marketing material and launching four newly refurbished flats we have taken on in popular Munster Village.

I then hold catch-up sessions with current clients to brief them on our marketing progress. After a long conversation with one client we agree to drop the price; it is a somewhat trickier market than the 2013/2014 peak when Fulham was achieving some record-breaking prices.

I go on to a joint pitch on a light and bright top-floor apartment with three double bedrooms in Rostrevor Road.

It’s an excellent location, with the added bonus of the popular Brown Cow pub practically on the doorstep.

FRIDAY
After the morning sales meeting, I head to a new-build development in Bishops Row, where we are offering nine spectacular townhouses just a stone’s throw from the Thames.

We discuss ideas for some new marketing campaigns and forthcoming special events that we can host or get involved with.

The week ends with good news. We receive instructions for the £2.65 million property in Irene Road that I pitched for earlier in the week.

I go to a meeting with the neighbour to pick up the keys and I pass on the good news to the sales team. In less than half an hour we have already booked three viewings.

We set up the diary ready for tomorrow and celebrate the week with an after-work drink at The White Horse, or as it’s better known, The Sloaney Pony.
