Deposits from £15.5k: where to find Help to Buy homes in three of London's up-and-coming regeneration zones

New shops, bars, cinemas and offices are also in the mix in Walthamstow, Canada Water and Hounslow.

Help to Buy London is available on flats in three exciting regeneration zones, with deposits starting at £15,500.

WALTHAMSTOW, E17

This east London district is growing in popularity.

As price rises across Hackney continue to drive the young and hip into neighbouring boroughs, a brewery redevelopment in E17 has one-, two- and three-bedroom flats available with Help to Buy.

The Essex Brewery is only a couple of minutes away from St James Street station on the London Overground and no more than 10 minutes from Walthamstow Central Tube on the Victoria line, both in Zone 3.

One bedroom flats start at £389,995, requiring a £19,499 deposit, a £155,998 government loan and a mortgage for the remaining £214,498.

Two- and three-bedroom flats are also eligible for Help to Buy, priced from £519,995 and £599,995 respectively.

Waltham Forest has been one of London’s strongest-growing property markets since the recession, while investment in the area has seen the opening of Europe’s largest urban wetland centre, new flats at the former Walthamstow Stadium dog track and a greatly improved range of pubs, restaurants and bars around Walthamstow Central.

2. CANADA WATER, SE16

Developer British Land has submitted a planning application for London’s latest regeneration zone, Canada Water.

If approved, 3,000 new homes will be built on 53 acres between the City and Canary Wharf, in Zone 3 on the Jubilee and East London lines.

The application also includes a new town centre with one million square feet of shops and leisure facilities.

The 10-year project is being masterminded by Roger Madelin, the man behind the transformation of King’s Cross.

First-time buyers can get in early at London Square Canada Water in Quebec Way, where one bedroom flats start at £520,000.

This requires a £26,000 deposit, a £208,000 government loan and a £286,000 mortgage.

3. HOUNSLOW, TW3

Buyers on smaller budgets could consider The Assembly, a mansion block-style scheme in Hounslow, where the nearest tube station is Hounslow East on the Piccadilly line in Zone 4.

One-bedroom flats start at £310,000.

Developer Countryside is offering to pay buyers’ stamp duty and legal fees up to £2,000.

The nitty-gritty is that buyers need a £15,500 deposit, their government loan will be £124,000 and they will also need a £170,500 mortgage.

Like Canada Water, Hounslow is being revitalised by a series of new schemes, including a £100 million project by Barratt London and Wilson Bowdon to provide a multiplex cinema, new shops and about 400 new homes on the high street.

The area also has 200-acre Hounslow Heath to enjoy, albeit punctuated by the sound of aircraft from Heathrow’s flight path overhead.
