Cosmopolitan Kilburn has struggled to establish itself as worthwhile place to live. But has its time come?

Most people judge the district by the traffic-clogged High Road and its bustling shopping parade, and overlook the fact that the area is closer to the centre of London than, say Hammersmith or Hackney, and has excellent train connections — Bakerloo and Jubilee Tube lines plus the Overground and close proximity to Paddington, with its Heathrow link.

Kilburn's hard urban face is partly due to train tracks crisscrossing the area, which over the years has held back gentrification. But there are unexpected green spaces.

One of these is Kilburn Grange Park, just off the High Road. Park Place is a new development of 45 apartments overlooking this eight-acre green space, which boasts tennis courts and an outside gym.

Set in a gated mews lined with planted "living" walls, the homes have a sanctuary-like quality amid the busy urban swirl.

The project is a step-up for the area, being an elegant architectural intervention, with a restrained facade of contemporary brickwork and a striking roof structure.

All apartments have outside space, Poggenpohl kitchens, sleek bathrooms, parquet flooring and Sonos sound systems, plus there is a gym and a stylish hotel-style entrance foyer.
