Crossrail is coming: west London homes for first-time buyers for sale from £130k

First-time buyers can pick up a property in Ealing, west London’s “Queen of Suburbs” from a touch over £130,000.

Housing association Peabody (peabodysales.co.uk) has just launched shared-ownership homes at Ternary Place with excellent transport links, green space on the doorstep and masses to do nearby.

North Ealing Tube station is a four-minute walk away (Piccadilly Line, Zone 3), with journeys to the West End taking about half an hour.

Alternatively, a slightly longer walk, to Ealing Broadway (Central Line, Zone 3) will, from December, be rewarded with ultra-fast trips to the City and Canary Wharf on the new Elizabeth line.

Ealing Common is a 10-minute walk from Ternary Place, and for sporty types there are local cricket and tennis clubs, while Gunnersbury Park is about a mile away.

On the immediate doorstep there are everyday shops clustered around North Ealing station, but half a mile away, Ealing Broadway has masses of restaurants — all the high-end chains are represented, from Côte Brasserie to Carluccio’s, alongside some semi-independents such as trendy café Charlotte’s W5 — plus wine bars, gastropubs and shops.

For more of a London village vibe Ealing Common is the place to go — for a drink in the walled garden at The Grange in Warwick Road or a happy hour cocktail at The Common Room in Station Parade.

Walpole Park is the venue for regular music and comedy festivals, and the arts and crafts at Acton Market are worth a weekend rummage.

Foodies will enjoy discovering the delicacies at Ealing Farmers’ Market.

 Buyers will get a contemporary-neutral flat with gloss kitchens, engineered oak floors and ensuite bathrooms.

Prices at Ternary Place start at £130,500 for a 30 per cent share of a one-bedroom property with a full market value of £435,000.

Two-bedroom homes start at £170,250, which will secure a 30 per cent share of a flat with a full market value of £567,500.

For this, buyers will get a contemporary-neutral flat with gloss kitchens, engineered oak floors and ensuite bathrooms. Each home also has a “winter garden” — a covered balcony designed for year-round use.

WHAT ELSE CAN I BUY IN EALING?
The inconvenience of a walk to Ealing Broadway or Common, plus proximity to the traffic-choked horror that is the Hanger Lane gyratory, means that property in North Ealing is a good-value choice for first-time buyers.

This is a territory of large Victorian villas, smart Thirties semis and new-build apartments, and an average budget will buy an above-average starter home.

For buyers with a budget of £450,000 — which is the current average spent by a London first- time buyer — you could buy a two- bedroom flat, either purpose-built or in a period conversion.

From the Art Deco era, Ealing Village is a listed and gated development where first-timers could consider a two-bedroom flat, for sale with Robertson Smith & Kempson (RSK) at £425,000. Call 020 8840 7677.

One-bedroom flats are priced at around £400,000. RSK (as before) has a ground-floor garden flat on Woodville Gardens priced at £399,950. It comes with its own private garden and off-street parking.

Buyers with less to spend should shift their search towards West Acton, where a one-bedroom flat would cost around £350,000 (and with Crossrail services from Acton Mainline around the corner).
