If you’ve ever dreamed of being master of all you survey, how about a palatial property — or three — on your very own island?

Kaulbach Island, just off the south coast of Nova Scotia, comes with 57 acres of land and over a mile of coastline.

The sheltered hideaway is home not only to an 11,000sq ft house, but a beach cottage, farmhouse and, most importantly, a deep anchorage complete with motorboat and sailboat.

The properties on the island are in the Cape Cod grand style and the main house has a pine panelled living room.

The library is finished in oak and there is even a sunset room whose purpose shouldn't leave you guessing too hard.

The house, named Osprey Nest, has 11 bedrooms, nine bathrooms and seven fireplaces to ensure you’ll be cosy in the harshest of winters.

During the summer, there’s even an outdoor fireplace to enable you to continue the al fresco festivities after the sun sets and the temperature falls.

The three-bedroom Farm House covers 1,200sq ft, while the gorgeous Beach House is kitted out with a bar and waterside deck area.

The island has plenty of rolling meadows to enjoy, as well as large expanses of forest for walks in the shade.

Kaulbach is now named after the current owners who built the house in 2002, but before that was owned by Ruby and Florence Heisler and was known as Heisler Island.

The couple lived there from the Fifties before deciding to move to the mainland in 1970, selling for $CDN11,000.

Mariana Cowan, of agents Coldwell Banker Supercity Realty, says: "They had no children. It was just the two of them. They had a couple of cows, oxen, pigs and chicken and the land was used for hay.

"There was no power in those days. They used kerosene and the two lighthouses on the island were also run by kerosene."

Today, however, just because you’re living on an island doesn’t mean you have to do without mod cons. An undersea power cable from the mainland brings electricity, while there’s also high-speed internet connections and satellite television.

"The buyer for this property will likely be someone who likes privacy and who appreciates quality," says Cowan.

The island is a short boat ride from the famous 18th century seaside village of Chester, which has a theatre, golf course and, of course, a yacht club, while the neighbouring town of Mahone Bay plays host to numerous cultural festivals throughout the year.

When you feel the urge to return to England, Halifax airport is a 90-minute drive, from where direct flights to Heathrow take less than six hours.
