Situation

Park Wood is situated immediately to the East of the market town of Crowborough, some six miles to the South West of Tunbridge Wells. The land to be sold, that forms part of a larger area of woodland, measures approximately 106 acres and comprises mature coniferous forestry. Direct road access is available to the Western boundary of the plantation from the public highway.


Description

East Sussex is one of the most afforested Counties in England and the surrounding area is particularly attractive with open heathland, valleys and mixed woodland. The High Weald Area of Outstanding Natural Beauty extends across the County and incorporates Park Wood. The South Downs, parts of which fall into another AONB, are some 15 miles to the South. Ashdown Forest, five miles to the West of Park Wood, is at the heart of the High Weald. The largest area of public access space in the South East, it provides considerable amenity value and is perhaps best known as the home of Winnie the Pooh. Crowborough affords Primary and Secondary Schools, Churches, Pubs and Restaurants, a range of shops, and a number of community organisations. Further, more extensive facilities can be found in Uckfield, eight miles to the South. Direct train services run regularly from Crowborough to London Bridge, the journey time is a little over one hour.


Accommodation

Comprising primarily Corsican Pine and Scots Pine, with some Birch, the woods are divided by rides that traverse the plantation from North to South and North West to South East. Originally planted between 1978 and 1982, with further minor planting in 1989, the forestry has been well managed and regular thinning has produced a stand of mature timber, which might generate regular income from timber sales in future years. The present thinning licence, which covers some 83 acres, expires on August 6th 2008. The rides provide access throughout the plantation and thus allow for a number of amenity uses of the wood including riding, walking and shooting, or stalking. The sporting rights are included in the sale and there is considerable ground cover throughout the wood. There are also a number of attractive areas of bluebells and there is evidence of deer as well as a wide variety of birdlife.


Directions

From Crowborough Head North on the A26 for Tunbridge Wells. Approximately quarter of a mile after leaving the town pass the Boars Head Pub sign on your right and turn right off the A26. At the T junction turn right and follow this road for approximately three quarters of a mile. As the road bends round to the left turn right and back on yourself to join the road that runs through the wood – marked unsuitable for vehicles. Approximately 80 yards along this road you will find a barred opening on your left. Park in front of this opening and follow the track that runs through the woodland to the North, before connecting to the parcel for sale.
