Hot new homes: under £250,000

First-time buyers resolved to find their first home during 2013 should start their search in capital’s secret hot spots - the next ones in line for fame.

We take a property tour of the London districts set to benefit from new transport links and regeneration ripples in the year ahead, and find new-build flats and shared-ownership opportunities for less than £250,000 on the fringes of some of capital’s most exciting neighbourhoods, from Southwark and Bermondsey to Woolwich.

South Bermondsey: one-bedroom flat at Marlborough Place, SE16
The London Bridge/Bermondsey/Borough triangle is hot, thanks to the area's excellent transport links, The Shard and a convenient central location. Luxury development Marlborough Place sits between South Bermondsey and Surrey Quays and is due to be completed this summer. One-bedroom flats are priced at £237,500.
Southwark: one-bedroom flat in Rushworth Street, SE1
Boosted by the Shard, the SE1 postcode is sought after and benefits from excellent transport links. New one-bedroom flats within the redeveloped Blackfriars Settlement Centre are about a six-minute walk to Southwark Tube station and 10 minutes from Borough. Available to first-time buyers on a shared-ownership basis; £82,500 buys 25 per cent of the full market value of £330,000.
Bermondsey: studio apartments at Salter's Yard, SE1
Also in the coveted SE1 postcode is a studio apartment at Salter's Yard, within walking distance of Tower Bridge, The City and the lively bars and restaurants of Bermondsey Street. The development is due for completion in June 2013. Priced from £249,950.
Near Woolwich: two-bedroom flat in Plum Lane, SE18
The Woolwich area as been identified by Transport for London as one of its eight priority projects. This two-bedroom flat is within a new gated development opposite Shrewsbury Park, a mile from both Woolwich and Plumstead train stations. £249,000.
Wapping Lane: three-bedroom flat at Quatro, E1
This three-bedroom new-build flat at Quatro is close to Shadwell DLR and Wapping's new overground station, and is within this area's largest new development for more than 10 years. New bars and shops are adding to this historic suburb's traditional pubs, cobbled streets and old working barges. Priced from £122,500 based on a 25 per cent share of the full market value of £490,000.
Near Custom House: one-bedroom flat in Charford Road, E16
Custom House is a station on the new east-to-west Crossrail route, providing the area with high-speed links to central London. This one-bedroom flat at East City Point is in nearby Canning Town and also benefits from being on the Jubilee Line and five minutes from Canary Wharf. £167,000; available through the Countryside Properties shared-equity scheme.
Near Custom House: one-bedroom flat at St Luke's Square, E16
Also in Canning Town and close to Custom House is this new, 690sq ft one-bedroom flat at St Luke's Square, with a private balcony, wood flooring and a modern integrated kitchen. £235,000.
Between Clapham Junction and Wandsworth: one-bedroom flat in Great Chart Street, SW11
The Nine Elms, between Battersea and Vauxhall, is London's largest regeneration site, with ripples expected to be felt thoughout all nearby areas. Weald House sits between Clapham Junction and Wandsworth Town train stations and has quick links to Waterloo and the City. £245,000.
