Hot homes: renovation projects

Young Londoners who sharpen their DIY skills can make a tidy profit by making an unmodernised property their first home. Homes with space - but in need of some TLC - can be a great way for couples to embark on family life, too.

Even in London’s most sought-after neighbourhoods and popular school catchment areas you can find renovation projects where the work required is no more technical than replacing doors, windows and floors and giving the place a new lick of paint. And serious space creators will extend into the side returns, basements and lofts to add space and value.

We take a property tour to uncover the latest renovation opportunities throughout the capital.

Cliff Road, Camden NW1
£249,950.
This one-bedroom flat is within a period conversion close to Camden and Caledonian Road Tube stations. In need of some updating, it has bags of potential with a good-sized reception room leading to a private rear patio.
Lower Richmond Road, Putney SW15
£575,000.
This split-level apartment has three bedrooms, two bathrooms, a private 37ft garden, a large private terrace and extension potential (subject to planning permission) - and it's close to the Thames in popular West Putney.
Waldemar Avenue, Fulham SW6
£1.4 million.
This end-of-terrace period house home in Fulham is ready and waiting for a keen renovator. Planning permission has been granted to extend into the ground-floor garden, create a large eat-in kitchen/diner without losing all of the outside space. Upstairs on the first and second levels are five bedrooms and a bathroom.

This top floor flat (6th floor) is in a prime location just off Edgware Road and Marylebone High Street is a short walk away. There is great potential to update and remodel, and the apartment block has the added benefit of a resident porter.
Airedale Avenue, Chiswick W4
£1.65 million.
This five-bedroom family home is in a popular tree-lined road just off Chiswick High Street, but needs complete modernisation and refurbishment throughout. The spacious 1,895sq ft home is spread over three levels, with separate reception, kitchen and dining rooms on the ground floor, three bedrooms, a balcony and a bathroom on the first floor and two further bedrooms on the top level - plus there's a basement. A similar refurbished property on the same road with a basement conversion has been valued at about £2.4 million.
Howbury Road, Nunhead SE15
£399,950.
This three-bedroom Victorian house in Nunhead has plenty of potential and could be transformed into a fantastic family home. Keen buyers could create a side return and extend into the garden, or knock down the internal wall between the kitchen and dining rooms to create an open-plan kitchen and living area. The front door, windows and fireplaces would also benefit from updating.
Hartington Road, Chiswick W4
£545,000.
This family home is in a quiet cul-de-sac in Grove Park, Chiswick, close to The Strand on the Green Primary School and Chiswick mainline rail station. The interior needs updating but the two-storey house has a double reception room, separate kitchen and a 55ft garden, plus three double bedrooms upstairs.
Bullen Street, Battersea Park SW11
£650,000.
Mark Hutton, Manager at Douglas & Gordon’s Battersea Park office, says: “This house in Bullen Street needs a complete overhaul and could be worth almost £250,000 more when the work is done.” The four-bedroom house is spread over three levels, has a large rear garden and a separate reception, dining room and kitchen on the ground floor. Bullen Street runs north off Battersea Park Road and Clapham Junction is the closest train station.
