With Wandsworth property prices soaring an impressive 10.8 per cent last year, this two-bedroom flat is sure to set the room alight.

Bassingham Road is a sought-after location with some attractive Victorian property. Admittedly, this property is no period gem. It's a rather plain, purpose-built first-floor flat. But it has ample space at 667sq ft and access to communal gardens.

Modern flats have lots of pros, such as being cheaper to heat — given that fuel prices are rising even faster than house prices.

As the flat needs doing up, it is a chance to show your creative flair and because it is being sold by order of Wandsworth council, it will have a very long lease (999 years) and low ground rent. The flat is close to two railway stations and also to Southfields Tube.

Investors and owner-occupiers are sure to vie for this ground-floor Camberwell flat when it hits the auction room. In an attractive Victorian block on a popular street, it's roomy and has a conservatory and a private garden. It also has a long lease with 85 years remaining.

The 687sq ft flat needs a bit of updating but given that comparable local properties in need of similar work have sold recently for about £280,000, the investment would seem worthwhile.

The flat is close to King's College Hospital, which means there is an active rental market, with similar properties achieving about £1,500 a month. Owner-occupiers are sure to value the excellent range of amenities and transport connections. Camberwell centre is just a few minutes' walk away with an array of bus routes, and the railway station of Loughborough Junction and Denmark Hill are in easy walking distance.

For £180,000 you can't buy much in this trendy enclave of east London, but at auction this month it could buy you potential. London Fields is hot investment-wise and hip, too, which makes this former garage site of about 1,200sq ft a scorcher.

It does not have planning permission for a residential property — yet. But my guess is that in about a year or so this run-down site will have a rather modish new home standing on it, assuming the planning process goes well.

Prices in this part of London have become eye-watering. Houses nearby regularly sell for more than £1 million. This means there's going to be stiff competition for a little slice of the Hackney action.

Located on the edge of the award-winning green open space of London Fields and its tennis courts, cricket pitch and lido, it's hard to believe you're in central London — but you had better believe it. This site is moments from London Fields railway station, which is less than 10 minutes from Liverpool Street. Vibrant Broadway Market is also on the doorstep.
