Estate agent Douglas & Gordon says rental yields vary between 2.2 and 3.7 per cent, and until the final quarter of last year, rents had been falling. Currently, rental investors anticipate further capital growth. Douglas & Gordon warns that an influx of new rental investors means the standard of properties to let is improving, and only the best attract the highest rents and the fewest void periods.
 
The most expensive property now for rent is a six-bedroom, 4,400sq ft house in Clarendon Road, at £8,000 a week through Bective Leslie Marsh.

One-bedroom flats can vary between £300 and £1,800 a week, and two-bedroom flats rent from about £375 to £2,000 a week.
