£365 a week: one-bedroom apartment in Goodge Street, close to the buzz of Charlotte Street

Simon Bray says that with a rental yield of around 3.5 per cent, buy-to-let investors are looking for capital growth rather than income. A lot of parents rent for student children at the nearby university colleges and demand peaks in September at the beginning of the academic year. 

There is a large spread of rentals: for example, a one-bedroom flat on Cleveland Street is available for £280 a week; while letting agent AMBS (020 7561 1893) is offering a one-bedroom flat on Weymouth Street for £725 a week - but then it does come with a Philip Starck bathroom and a Poggenpohl kitchen, underground parking and a concierge.

One-bedroom flat: £2,234 a month
Two-bedroom flat:  £4,051 a month
Three-bedroom flat: £6,859 a month
Four-bedroom flat: £7,646 a month
