When you think of Twickenham, you think of Twickenham Stadium - the home of England Rugby. It’s doubtful you would be thinking private island, hip artists and rock star roots. But, this is auction… and up for sale with a guide price of £135,000-plus is the Cruisemaster Yard & Boatyard Premises on Eel Pie Island, Twickenham.

Eel Pie Island is on the Thames in Twickenham and is home to a small mix of dwellings, artist studios, small businesses, boat yards and a nature reserve. A narrow footbridge arches the Thames connecting the island to the hurly burly of Twickenham - which means the island is peacefully traffic free – but just a 12-minute walk to the train station; with a 23-minute journey time to Waterloo.

The property, which is being offered on behalf of The London Borough of Richmond, is a boatyard which comprises a yard area, boat store and slipway. The site area is about 7,612 sq ft and has a river frontage of about 50ft. The site is currently let on a five year lease from September 22, 2006 (holding over) at a rental of £5,000 a year. The property is being sold with a restrictive covenant limiting the use of the property to a boat yard.

However, perhaps there is potential for a boat yard AND a loft space? Of course, you would have to talk to the council beforehand and check the likelihood – but just think of the views.

What better way to spend a day than on the banks of the river Thames…in your own back garden?

A freehold boatyard in Egham, Surrey, is for sale with a guide of £1.2 million-plus. The site occupies an area of about 318 ft of river frontage, a marina; slipway and several boat store/workshops. The site is currently let at a total rent of £55,800 a year, and has been in the same family ownership for over 50 years.

Riverside properties in this sought after location usually nudge a million pounds, and subject to all necessary consents, there could be development potential on this site. If permission was granted, it may be possible to build three or four houses, or maybe even just one mega mansion with a private marina and mooring. And it truly could be idyllic – because the location is also adjacent to the picturesque Runnymede Park.

Riverside is also surprisingly commuter friendly and is situated one mile from Egham train station, a 40-minute commute to London Waterloo. Egham is a popular town and offers a wide range of shopping, eating and recreational facilities – along with an excellent selection of schools.

Ebb Court, Canning Town
£200,000-plus: a two-bedroom flat in Canning Town

Auction properties are well known for being mainly “do-er uppers” so this modern two-bedroom flat in Canning Town in “move in” condition with a guide price of £200,000 is a rare find.

Ebb Court is located on Albert Basin Way, which as the name suggests, is a marina side setting. Surprisingly, given the low guide price, the property even benefits from a balcony which has river views. The block also benefits from a lift and a concierge – although the service charges are quite pricey at over £2k per year.

Sadly, the property is a repossession and the guide of just £200,000 is considerably less than the £370,000 paid in 2007. Sales in the block have fallen significantly from their peak when flats changed hands for almost half a million pounds. Nowadays, the marketing price for two bedrooms in the block is around the £250,000 mark, although land registry figures show a recent sale of £270,000 (June 2012).

Ebb Court is well located for transport links with Gallions Reach DLR a few minutes’ walk away offering easy access to the City and Canary Wharf. City Airport is down the road, and if you fancy some retail therapy Gallions Reach Shopping Centre is close by.
