Raw and artistic Deptford has a creative vibe rippling out from Goldsmith college, a historic waterfront, a fast improving high street, cafés and music venues, plus fast transport connections — just six minutes on the train to London Bridge and a short DLR hop to Docklands.

It is still relatively affordable for Londoners at an early stage in their careers who are keen to get on the property ladder.

“At first we thought it would be a stop-gap place to live, but we got to really like the area and decided to stay,” says Hamish, 26.

Their money went further in Deptford than Zone 2 areas north of the river which had been on their radar, so they looked at five local housing schemes and bought a three-bedroom flat at Deptford Foundry, a development of 276 flats and 70 artists’ studios.

“We liked the design and thought the flats were good value for money,” adds Hamish.

Built on a former ironworks, the architecture makes a virtue of the gritty urban setting alongside a railway viaduct. 

A new central street is being created and arches are being punched through for better access to the wider area. 

The local railway station has been given a makeover as part of a Richard Rogers-designed mixed-use development with 131 homes, workspaces for creatives and a new public piazza facing the high street.
