Former Health Department land is expected to yield up to 13,500 new homes over the next decade, with redevelopment of an old psychiatric hospital in Coulsdon one of the first projects out of the blocks.

Cane Hill Park is a new neighbourhood for the Surrey commuter town, bringing 675 homes, green space, shops and health facilities.

One of the great Victorian mental asylums, the hospital was built on a green belt hilltop.

Prior to its closure in 2006, it escaped a heritage listing and was later ravaged by fire.

Three buildings that survived the blaze are being refurbished, while the new homes range from flats to detached houses set in upgraded parkland.
