New-build homes: Shepherd's Bush

There are a range of new affordable and luxury developments in Shepherd's Bush, and neighbouring Hammersmith including Sovereign Court and Fulham Reach.

Far Eastern group Dorsett Hospitality International is opening a new 317-room hotel on the west side of Shepherd’s Bush Green in the listed former Pavilion cinema and bingo hall in May.

In Shepherd’s Bush itself there are two current developments. Apex Court is a development of 32 flats, including 26 affordable homes, from developer Pocket in an office-to-residential conversion on Woodger Road. The six open market flats are available at prices ranging from £275,000 for a studio to £800,000 for a two-bedroom penthouse.

In Askew Road, Kinleigh Folkard & Hayward is selling a development of nine flats with a double shop unit to be occupied by estate agent Marsh & Parsons. The flats range in price from £395,000 for a one-bedroom property to £999,950 for a three-bedroom penthouse. The development is nearly ready for occupation.
 
Coming soon is the controversial regeneration of Shepherd’s Bush Market which involves creating a new square in Uxbridge Road next to the former library, now occupied by the Bush Theatre, with a block of 212 flats at the Goldhawk Road end of the market. The development by Orion Land & Leisure will start at the end of the year if the compulsory purchase orders are confirmed. 

There are a number of larger developments in neighbouring Hammersmith. Linden Homes is converting the Art Deco former Royal Masonic Hospital in Ravenscourt Gardens, close to Ravenscourt Park, into 68 one-, two- and three-bedroom flats - six affordable - and two houses. The development, called Ashlar Court, is selling off-plan for completion in June. Prices range from £599,995 for a one-bedroom flat to £1,395,000 for a two-bedroom detached house.  

St George has two developments: Sovereign Court and Fulham Reach. Sovereign Court in Glenthorne Road and Beadon Road is a development of 418 one-, two- and three-bedroom flats and penthouses, including 124 affordable homes, with first completions in autumn 2016, although the whole scheme won’t be finished until 2018. In the current phase, off-plan sales start at £499,950 for a three-bedroom flat up to £5 million for a penthouse. The latest phase, Montpellier House, launches next month.

Fulham Reach is a development of 744 homes (186 affordable) in Distillery Road. The first residents move in this summer but the project will not be complete until 2023. Prices range from £560,000 to £8.95 million.
