New flats with landscaped courtyards in North Kensington

Ladbroke Grove has the edge over Notting Hill with new-build apartments and townhouses from £470,000.
Ladbroke Grove, the stretch towards North Kensington, still has the vibe that Notting Hill lost when the super-rich bankers, celebrities and industrialists moved in.

Colourful, cosmopolitan and still slightly scruffy, particularly beyond the Westway flyover up to the unkempt northern boundary with Harrow Road, the area has been winning new fans since fashion designer Stella McCartney set up her atelier in a former chapel in Golborne Road. Young professionals have moved into 31- storey Trellick Tower, the love-it-or-loathe-it listed concrete apartment block that looms over the area, while shabby-chic stores and greasy spoons are becoming boutiques and bistros.

Double-fronted villas in the best local streets cost £5 million-plus, but homes are much cheaper in and around the St Quintin estate, a conservation quarter of Victorian and Edwardian houses popular with young families trading up  from flats.
