The impressive King’s Cross regeneration spilled over to scruffy Caledonian Road, for decades the N7 scrag end of fashionable Islington.

“The Cally”, as it’s known affectionately by locals, heads north from the transformed railway station past two of Her Majesty’s less salubrious residences, Pentonville and Holloway prisons, the latter earmarked for redevelopment into luxury homes.

A decaying Victorian factory that was compulsorily purchased as part of the Eurostar tunnelling project and later transformed into 25 low-energy homes and work studios, was the first sign of gentrification along The Cally.

Now it has been followed by a much larger scheme — London Square Caledonian Road, with 150 private sale flats in the Market Road conservation area, which includes Caledonian Park.

Developer London Square has come up with a scheme of restrained design.

Nine low- to mid- rise blocks clad in pastel-coloured bricks, with metal window frames and full-height glass are set around landscaped courtyards and play areas.

The flats are bright and open-plan, with underfloor heating and a balcony. There will be an onsite gym and a 24-hour concierge service. Two-bedroom homes cost from £700,000. Call 0333 666 0109.

For many years, Regent’s Canal and its linked industry was a drawback for The Cally, but the rejuvenated waterfront, like the train lines, has become a positive.

Camley Street Natural Park is a two-acre wildlife refuge wedged between the tracks and the canal where you can wander along overgrown pathways, hear the twittering of birds and the rush of water running through a nearby lock, as you watch colourful barge boats from the grassy verge.

Overlooking this serene space is Onyx Apartments, with 117 contemporary-design flats priced from £650,000. Call Cushman & Wakefield on 020 3296 2222.
