The population of this Bedfordshire market town has surged 10 per cent in a decade due to its location 40 miles north of London on the East Coast Main Line, with 29-minute trains to King’s Cross and property prices under half the London average.

Penrose Park is a 650-home neighbourhood being built with London-bound commuters in mind.
