A new riverside district with 11,000 mainly “affordable” new homes seems unlikely in London, where waterfront developments tend to be pricey flats.

But this is Barking, the cheapest borough and the raw end of old east London, beyond Canary Wharf and Stratford, with an industrial legacy of derelict factories, freight depots and power stations clinging to the banks of the Thames.

A potential spin-off is cheap energy captured from surplus power station steam currently dumped in the river.

There will be new schools, shops, GP surgeries, community facilities and a new Barking Riverside Overground station, opening in 2021, designed by Moxon Architects, which will connect the project to Barking town centre a mile away.

So while it may be a raw area now, it could appeal to pioneers and is likely to end up on the radar of first-time buyers searching for an affordable address on the Overground map.
