A new report reveals the top ten fastest selling hotspots across London, with most homes snapped up less than a month after being put up for sale...

Avery Hill in Greenwich is London's fastest selling hotspot, with the average home going in just 23 days, according to figures from Rightmove.

This is twice as fast as it takes to sell a property across the capital, and almost four times quicker than the national average of 79 days.

Properties are selling quickly across Greenwich's SE9 postcode, says Shaun Irwin, director of local estate agents Irwin Scott. "It's got the London postcode, but the homes are comparatively cheap," he says. "Plus New Eltham station, on the edge of Avery Hill Road, offers good transport links to London Bridge and Cannon Street."

Houses in Abbey Wood are selling almost as fast, in an average of 25 days. On the Greenwich and Bexley borders, it’s set to become a Crossrail hotspot when the high-speed line opens in 2018 and the area is already undergoing huge regeneration.

All of London's top 10 fastest places to sell a property are on the capital's fringes, a sign of the continuing struggle for people to find affordable housing.

“As London prices continue to rise, many people make the conscious choice to add to their commute rather than their mortgage," says Kevin Shaw, from Leaders estate agents.

London commuter towns dominate the British top 10 fastest selling locations, with Dartford topping the list. Homes in this Kent town are selling in just 16 days, while house prices have jumped by 17 per cent in the past year. This is again due to the Crossrail effect, which means journeys to London will be even faster once the newly-named Elizabeth Line opens.

Rightmove director and housing market analyst Miles Shipside says: "Homes in Dartford selling in just over two weeks shows just how in-demand the places within easy commuting distance to London have become over the past year.

"The average asking price of a property in Dartford is under £300,000, so it’s not hard to see why it’s so sought after, with average prices more than double that in London."
