Work out at home:London's latest new developments with on-site gyms and fitness facilities from Fulham to Wembley

Research has found that 76 per cent of Londoners look for an on-site gym when making the decision to buy or rent a home.  We track down some of the latest new homes in London with top-rated fitness facilities...

A residents gym tops the wish lists of Londoners searching for a home in a new development “with benefits”.

Research by property experts CBRE into what today’s buyers consider the most worthwhile extra facility found that 76 per cent wanted an on-site gym, while 69 per cent would be prepared to pay the extra service charge to have an indoor residents pool. Only 37 per cent wanted a squash court, and 32 per cent specified bike storage.

Fitness specialists Trainfitness surveyed 2,000 Londoners, 68 per cent of whom said membership fees for private off-site gyms were their main excuse for not exercising, while 51 per cent blamed work commitments. 

Meanwhile, developer Berkeley Homes says people are willing to pay reasonable service charges for residents fitness facilities because in central London they can save up to £90 a month in private gym membership.

The company says developments need more than 300 homes to make a gym viable, otherwise it won’t be possible for service charges to undercut private gyms.

Goodman’s Fields, E1
In Aldgate, with 500 units planned and 230 already sold, Berkeley’s development at Goodman’s Fields is due for completion by 2020. Studios, to be ready by 2019, are priced from £708,000. Call 020 3217 1000.

Treadmills top the bill for early morning exercisers pounding the machines in the ground-floor gym at Goodman’s Fields, says Berkeley. Also on offer are spinning classes, yoga and personal fitness sessions run by on-site trainers at extra cost. Gym induction and use is included in service charges, which start at £5 per square foot.

Fitness facts: the gym is 3,767sq ft, and in addition to treadmills has Concept 2 rowing machines, boxing gloves, pads and skipping ropes. There is also an 18-metre pool. Open 6.30am-10pm. It gets a residents’ rating of seven out of 10 and offers “relaxing views across the leafy boulevard”.

Tipi, Wembley HA9
Quintain’s rental scheme, Tipi, is in Wembley Park, with 141 flats to rent from £1,600 per month inclusive of utility bills and broadband. The gym opens this autumn. Call 020 3151 1927. 

The 24-hour gym at Tipi will be accessed by fingerprint recognition, and there will be free induction and membership for residents. The development’s head of operations, Russell Markou, explains that unrestricted access is vital for fitting exercise around busy lifestyles. Visual motivational scoreboards are planned, allowing gym users to compete against one another in “monthly mileage” or “calorie crucifier” competitions. 

Fitness facts: a 3,272sq ft gym with 27 Technogym running machines, cross trainers, spinning bikes, weights and rowing machines. No pool. Open 24 hours. 

Residents’ rating is six out of 10 for this gym with “unrestricted hours to suit hardcore types”. 

London Dock: due for completion at the end of the year, the development will include a gym, pool, squash court and golf simulator

London Dock, E1
At London Dock in Pennington Street, near Tower Bridge, one-bedroom apartments, from £869,950, are due for completion by the end of this year. A total of 1,800 homes are planned. Call 020 7971 7880.

Developer St George has installed facilities to appeal to its target buyers —  competitive City workers. Alongside a gym, pool, sauna and steam room, 14,000sq ft of amenities contain a golf simulator and squash court, which Tom Bryant of selling agents CBRE says is unusual. 

“This range isn’t something you’d get at Fitness First or Virgin gyms.” Pilates, yoga, spinning, interval training and body blitz classes are included in service charges of £5.56 per square foot at the scheme. The gym opens this year with the first phase. 

Fitness facts: 13,777sq ft gym and a 20-metre pool, plus spa and a golf simulator. Open 6am-10pm. The residents’ rating for the facility is eight out of 10, and the golf and squash facilities are aimed at “thrusting City types”.

Television Centre: both residents and workers in the building will be able to use the Cowshed Active gym and pool

Television Centre White City W12 
One-bedroom apartments at the BBC’s former HQ start from £700,000, up to £7.5million for a penthouse. There will be 950 new homes when the scheme is completed, of which 432 are scheduled to be ready by 2018.

The Cowshed Active gym and pool at this iconic mixed-use development, opening in 2018, will be available to residents and workers, providing the first opportunity for non-members to use Soho House-run facilities. 

Television Centre MD Alistair Shaw says opening the facility to the 4,000 workers at the scheme will give it a “buzz”, and adds: “It will be one of the biggest gyms in west London. Soho House always install special elements, like the boxing ring in their Chicago venue.” Service charges start at £6.75 per square foot including gym membership for two. Call 020 7971 7880.

Fitness facts: details of machines and classes at the 25,000sq ft gym have yet to be specified, but there will be a squash court and a 20-metre pool. So far, buyers rate the plans nine out of 10.

Fulham Reach, W6
Two-bedroom flats at Fulham Reach start from £1,229,950 with completion in December. Call St George on 020 7870 9500.

Nick Sadler runs Motive8, a health and fitness design and installation firm. “Even if you don’t use the gym in your block, an apartment owner can benefit from resale and rental value,” he says. London developers are building ever-better gyms, adds Sadler, who installed the Tamesis Club at St George’s Fulham Reach: “They’re more like health clubs.” 

He also installs gyms in private homes for about £10,000: “My wife and I pay £180 in joint monthly gym membership — in four years you could pay that off.” 

Fitness facts: the Fulham Reach Tamesis Club has a pool, sauna and spa and a golf simulator. There are also cinema and snooker rooms, and there’s a rowing club next door.
