Windmill home in Sussex for sale: four-storey mill offers 360-degree views of the countryside and the Channel

Soaring high on the South Downs, this beautifully converted £1.7m mill has four bedrooms and even a swimming pool...

Windmills are obviously designed to catch the wind, but this one is perfectly placed for a sea breeze as the Channel is just two miles away and easily visible.

The Mill House was built in the Seventies, but blends seamlessly into the Georgian mill, with even the 35ft swimming pool below not feeling out of place.

The original Highdown New Mill or Ecclesden Mill was built in 1826, high on the South Downs in Angmering, West Sussex, and was a working mill until 1872.

Eight years later, the cap and sails were blown off and the mill lay derelict for nearly a century until the house was built at its base.

The mill's lead cap was later replaced and the tower clad in cedar shingles.

The accommodation has been extended and improved over the last 40 years and the house, for sale at £1.7 million, now covers 3,800 sq ft, while a separate 800 sq ft studio could be used as additional accommodation, subject to consent.

The four-storey mill has a living room on the ground floor, while rooms on the other four floors all have three windows, providing 360-degree views of the countryside and the sea, and are ready to be put to good use as reading rooms or even an enclosed observatory.

The house includes a 34ft sitting room with wood-burning stove, a library, 22ft en-suite master bedroom and three other bedrooms, two of which also have en-suites.

The grounds cover 2.8 acres and include lawns, a vegetable garden and even a paddock with stable block. The pool is set in a sunken terrace and has a retractable cover to enable it to be used in all weathers.

Four neighbouring fields, covering 24 acres, are available to buy separately.

The 35ft pool has a retractable cover enabling it to be used all year round

Angmering station is a mile away and direct trains into Victoria take just under 90 minutes.

  • The Mill House is for sale through Strutt & Parker, with a guide price of £1.7 million.
All five floors of the tower provide stunning views of the South Downs
