"The market remains sensitive and although we have had some terrific sales already in 2016 and a swollen database of spring buyers, it won’t tolerate the over-ambitious estate agent." 

In a message to sellers, he adds: "Do your research, find out who is the most effective agent at your level and listen to their advice, if the price is bang on, the viewings will come and the market will naturally dictate the value.”
