The key to hidden Bayswater: new luxury flats in stucco-fronted terraces come with private garden square access

From £2.5 million: originally a backpackers hostel, this listed five-storey building now houses six luxurious flats

Bayswater is reclaiming its classic style, as the shabby hotels that have plagued its good looks become luxury lateral flats.

The area was laid out in the mid-1800s with grand squares and cream stucco-fronted terraces between Paddington station and Hyde Park. Later, the influx of rail travellers triggered conversion of many houses into bedsits and B&Bs.

But gentrification is spreading, especially towards the border with Notting Hill. A listed five-storey home at Kensington Gardens Square was a backpackers hostel, but Fruition Properties has reinstated original features and reconfigured it into six spacious flats.
